Gardens and trees:

Most of the trees are native to the area such as Burdekin plums, Currajongs and Moreton Bay gums. Around the house and outside the house are large vast green lawns with plenty of room for entertaining, room for sports and kids to play. Beside the stables are several young fruit trees such as Limes, Lemons, Mulberry’s, Lychees and orange trees.

Sheds & Carport:

37928 Gregory Development Road has large, good quality carport / workshop style shed. It has been well built and is made of good quality galvanised steel posts, rafters and battens, with custom orb colour bond sheeting on the roof and walls. It is fully concreted throughout, and has electricity connected, with lights and power points ready to go.  The shed is approximately 18 metres x 18 metres x 3 metres high. 2/3rds of the shed is open with no internal posts and the other 1/3rd of the shed is lockable. The lockable part is approximately 8 metres x 18 metres. It opens using the three long steel sliding doors. Beside the main shed there are two other smaller storage style lawn locker style sheds plus a two-bay carport beside the house.

Water & Electricity:

37928 Gregory Development Road has arguably some of most secure water in the Charters Towers district as it is located on the banks of the famous Anabranch which is a permanent waterhole running parallel to the mighty Burdekin River. The Anabranch is reputedly 8 metres deep and 3 kilometres long and is a very safe water source year-round.

The owners have recently installed a brand-new submersible pump and an 8-panel solar system on a purpose built large, galvanised solar panel frame. The submersible pump stays in the water year-round even during floods from where it pumps up from the anabranch to the house tank. This pumping system allows for cost effective, constant, continuous water supply to the house in the daylight hours. This system also allows for a genset to be connected in case of sunlight issues. From the submersible pump the water travels up to the house through combination of 2 inch and 1 ½ inch poly pipeline, which is approximately 400 metres long. This pumping system automatically fills the water tank at the house, from the house tank it is pumped via a brand new Grundfos pressure pump into the house, to the gardens and livestock troughs. Alternatively, the garden can be watered directly with solar pump by bypassing the house.

Inside the house is a specialised filtering system for the drinking water. This takes out any nasties from the water making it beautiful and safe to drink.

Solar System:

On the top of the shed is a 13.8 KW solar system installed in June 2023 by Green Energy Technologies. It is a top-quality system using 32 × 415W Phono Solar Diamond Dual Glass solar panels and a Sungrow SG10RS-ADA · 10000W Inverter. This system is saving this property approximately $3,350 dollars per year off the electricity bills.

Country/ Land:

The property has a combination of ‘Goldfields’ red and black soils, decomposed granite soils and river frontage loam. It is timbered with trees such as Currajong, Burdekin Plum, Moreton Bay, Box, Ironbark, Bloodwood, Sally Wattle, Yellow Wood and various native soft wood shrubs. Pasture is dominated by Buffel grass, Urachloa and other various native grasses. Plus, it has legumes such as Seca Stilo and Verano. The western half of the property as you enter the property is quite flat and the eastern side runs into small seasonal creek which bisects the property. As this creek continues the land slowly slopes away as it approaches the anabranch. This property would comfortably handle small numbers of livestock. The current owners run approximately 20 sheep successfully all year with a combination of agistment from the neighbours, giving the property a spell a few times a year. There is a small woody weed presence on the banks of the Anabranch with weeds such as belly ache bush.

Rainfall:

The district rainfall is approximately 640mm per year. (BOM records for Charters Towers)

Fencing & Yards:

The fencing is a combination of electric wire, ring lock and standard 3-barb wire fencing with steel pickets and steel strainer assemblies. The property is fenced into two main paddocks. Fencing is in good condition, some being near new or brand new. There is one paddock fenced with ring lock which has been purposely built to house sheep. The are no cattle yards on the property.

Stables:

37928 Gregory Development Road has a well-built set of horse stables and a tack room. This has been made from good quality galvanised steel posts and cattle rail, with the roof and walls being sheeted in Colourbond custom orb, corrugated iron. Inside the stables is an enclosed saddle and tack room which has a good quality concrete floor. The stables provide a comfortable all-weather home for your beloved horses or even cattle and sheep.

Dog Kennels / Chook Pen:

The property has two excellent quality, steel dog kennels with additional dog runs off the back of the fully enclosed kennels. The dog kennels & runs are well made and are very secure being approximately 1.8 meters high made from wire mesh and steel posts. They each measure approximately 5 metres wide x 25 metres long. The dog kennels are currently being used as chooks pens and a veggie garden but can easily be converted back if desired.
