Country
"Belvedere" consists of two main soil types being deep grey alluvial self-mulching soils and areas of clay plans predominantly on the western side of the property.
Topography is predominantly flat, slightly rising into clay pan areas.
Timbers comprise Coolibah, Rosewood, Myall, White Wood, Elegant Wattle, Dog Wood and Gidgee. The grazing country carries a body of Mitchell, Flinders, Coolah Grasses. Herbages & Salines consist of Saltbushes, Blue Bush, Lambs Tongue, Pigface, Crowsfoot, Native Carrot, Trefoil & Copperburr

Cultivation
An area of Approx. 689.99 ha (1,705 ac) is currently developed dry-land farming utilized for grain & fodder production. The area has been planted to wheat approximately 700 Acres of Lancer & 1000 Acres of Hellfire with a full moisture profile, with in excess of 200mm of rain falling since end of March 2025. Lower inputs can be expected than most cropping country due there being no requirement of fertiliser. Cultivated area could easily be expanded, pending relevant approvals.

Water

Shared water arrangement with neighbouring bore (Approval Number 85WA750536) feeds approximately 14km of bore drains and ground tanks. There is 17.2km of polyethylene piping completed in 2023 coming from a solar powered pressure pump located at the bore feeding 8 x 22,500L Bushmans Tanks & 17 x Conron Concrete water troughs. An AgBot monitoring system is installed on the tanks providing remote monitoring 24 hours per day.

Fencing
Belvedere is securely fenced for a livestock enterprise and the fencing is in very good stock proof condition. The property has been thoughtfully fenced with a newly constructed laneway feeding the central cattle and sheep yards.
